Sure, we'll check on your property while a tenant is living there, but what makes a landlord special are the little things they do for their renters. When you go to a nice hotel or a bed & breakfast, what little touches make the experience memorable?
That's what we provide - a memorable experience that will nudge your renter into re-renting, or providing an excellent review, or personally recommending your home to their friends, family, and acquaintances. Read on to learn more.

RENTAL PROPERTY SERVICES
STANDARD SERVICES
Included With All Plans
Pre-arrival inspection of the property to make sure it is clean and everything is working properly
Make sure water is on and water heater is working
Turn ice maker on
Set temperature per owner instructions
Meet tenant at the property to provide them with a local friendly face or call them upon arrival
Do a walk-through showing them where everything is located
Show them how to operate anything they are unfamiliar with
Go over Welcome Package/Binder, emergency numbers, etc.
Go over golf cart operation and maintenance (if golf cart included)
Go over trash, recycling, and yard waste procedures and schedules
Handle any other questions tenant may have upon arrival
Show them the Villages App to help them get around
Tutor them on Villages.net tee time system if they are golfers
Make sure they have Villages ID or Guest Pass or know where to go to get them
Determine their interests and advise them on options
Leave our contact information with instructions to call us for anything they need
Provide minor repairs or contact and schedule repair personnel per owner instructions
Ensure lawn maintenance is being done
Program sprinklers per owner instructions if necessary
At least monthly, check air conditioner filter and replace as necessary
Set appointments with tenants monthly to visit in person for visual inspection
At end of lease, collect keys, mailbox keys, gate cards, IDs, etc.
Do final walk-through (with tenant if possible)
Take post-rental photos
Arrange for post-rental cleaning if requested by owner
Post-rental follow-up with tenant and encourage happy tenants to provide a review
